At Bav Homes, we create custom homes through a clear and guided process, focusing on quality and client confidence from idea to handover.

Phase 1: Pre-Construction

Design & Concept Planning

Every great home starts with a solid concept. Our design team collaborates with you to capture your lifestyle, budget, and preferences, transforming ideas into functional plans.
We guide you through selections and design decisions, ensuring your home reflects your style and meets practical needs.

Tender & Costing

Once your design, inclusions, and layout are finalised, Bav Homes will deliver a comprehensive Tender that clearly outlines all specifications, materials, and the total estimated costs.

Client Involvement: We require your review and approval of the Tender.
Payment: A 2.5% deposit is essential to move forward with your customised plans and documentation.

Survey & Initial Drawings

We will commission a thorough professional Survey Report to accurately map the land, levels, existing features, and site constraints.
Using this critical information, our architectural team will expertly draft your initial plans.

Client Involvement: During this stage, we will prepare your HIA Building Contract for your diligent review.

Council Approvals (DA or CDC)

We manage the full council approval process, whether through a Development Application (DA) or a Complying Development Certificate (CDC).
All required documents—plans, BASIX Certificate, site details, elevations, and supporting reports—are handled by us for a smooth approval path.

HIA Contract & Insurance

You will be invited to review and sign your HIA Building Contract. Once signed, we arrange your Home Warranty Insurance so construction can proceed confidently.

Client Involvement: Review, discuss, and sign the HIA Contract.

Construction Certificate

The final pre-construction step is securing the Construction Certificate (CC), confirming your project meets building code and regulatory compliance.

Phase 2: Construction

We follow the standard HIA-recommended stages to ensure a high-quality and consistent build.

Base (Slab) Stage

The site is cleared and prepared. Groundworks, plumbing services, and the concrete slab are completed—creating the foundation for your home.

Frame Stage

Structural framing is erected, including internal/external walls, roof trusses, and window frames. Essential electrical and plumbing conduits are installed.

External walls, doors, and windows are installed, securing the structure and protecting it from the weather.

Payment Advice: Confirm all agreed Lock-Up works are completed before releasing this progress payment.

Lock-Up Stage

Practical Completion Stage

Final works are completed—painting, flooring, joinery, final plumbing/electrical connections, and installation of appliances.
Your home is now ready for inspection.

Lining & Interior Works

Internal fit-out begins. This includes plasterboard installation, insulation, gutters, downpipes, cornices, skirting, architraves, waterproofing, and tiling commencement.

Phase 3: Post-Construction

We guarantee your complete satisfaction with your new home, and our commitment extends well beyond construction.

Settlement & Handover

Once the final payment is made, we hand over your keys, warranties, compliance certificates, and the official completion package.

Your new Bav Homes property is now ready to enjoy.

We walk through the completed home with you to confirm quality and address any final items.

Client Involvement: You inspect the home with us. Any defects will be rectified before the final sign-off.
